Located at 420 E. 11th Avenue in beautiful downtown Denver, the historic Patterson Inn is a 10-bedroom Victorian mansion built in 1891, and later converted into a bed and breakfast with its own commercial kitchen, tavern, and event space. 



Since 2012, The Patterson has established itself as an award-winning boutique hotel and now The 420 Hotels is seeking to make a new kind of history, by transforming the property’s carriage house into a high-end, members-only cannabis consumption lounge. Chris Chiari is an entrepreneur and award-winning film producer. He has a wealth of experience in corporate strategy and government relations. Chris has owned and operated Denver’s historic Patterson Inn since 2018, the keystone of The 420 Hotels portfolio. As CEO, he uses his expertise in hospitality, operations, and community outreach to address the stigmas and ignorance that still exist around cannabis use, while creating a unique and upscale environment for licensed cannabis consumption.

Public Enemy Number One, a film by Chris Chiari, is a feature documentary about the War on Drugs, and counts entertainer Ice-T as one of its executive producers. The film won awards for Best Producer and Best Storyteller at its world premiere at DOC LA 2019 and Best Documentary at the 2020 Seattle Film Festival. It is currently available for rent on Amazon Prime and streaming on Pluto TV and Tubi. Chris is a former Deputy Director of Colorado NORML, serving for over eight years.

The 10% StartEngine Owners' Bonus

A Look Inside The 420 Hotels - The Patterson Inn

Located in the heart of Denver's Capitol Hill neighborhood, in the historic Croke-Patterson, is The Patterson Inn. Opened in 2012, the hotel was recently awarded hotel of the year for Colorado and was featured in THRILLIST in the 50 Things to Do in 2023.

The Patterson Inn was purchased in 2018 where I took over ownership of the property and hotel in May of that year bringing new life and focus on the guest experience. Patterson Inn is now a wholly owned subsidiary of The 420 Hotels Inc and is the corporate entity that operates the hotel. 

The Patterson Inn features nine luxurious en-suite rooms, each designed around its own unique theme. Furnishings in each room reflect the personality of that room, as well as the history and elegance of the building. Room nights include scratch made sweet and savory breakfast options and the hotel now features 12 Spirits Tavern adding a new amenity to the property.

The Patterson Inn is our core business and is revenue generating. Occupancy has grown from 38% when the hotel was purchased in 2018, to 56% in 2022. The tavern, located in the basement, is still currently operated by the hotel, and this license will transfer to 12 Spirits Tavern LLC once construction starts on the pending cannabis hospitality lounge. Open 7 days a week for happy hour from 4-9pm, the tavern has been open to the public for over nine months and is adding new daily cash flow to our overall operating revenue.

At our core The 420 Hotels Inc is a real estate company that owns our property, a hotel operator and we own and manage our brands, both The Patterson Inn and The 420 Hotels. We are also the first hotel in the country to hold a license to proceed with the addition of our next amenity, The 420 Denver, our provisionally licensed cannabis hospitality lounge. 

I believe this will be the most exciting and unique amenity in hospitality. It is the intention of the company to take our model and expand.

A Look Inside The 420 Hotels Inc - 12 Spirits Tavern

Located in the basement of the Patterson Inn, and accessible from street level through the property side door, 12 Spirits Tavernis open 7 days a week for happy hour. The former smoking lounge of US Senator Thomas Patterson (CO, 1901-1907) this tavern is both an amenity to the hotel guests as well as a local neighborhood destination. 

The liquor license was part of the hotel when I bought the business in 2018, but the license was restricted to servicing hotel guests only. This restriction was lifted by a unanimous vote as part of the property rezoning which was completed in August of 2021, and was a prerequisite to the addition of the cannabis social use license. 

12 Spirits Tavern is a wholly owned subsidiary of The 420 Hotels Inc and will take over operations of the tavern as we get closer to finalizing the buildout of the cannabis social use lounge.
