Majority Interest Acquired: Southern Dairies at Ponce City Market

A five-building office campus located on North Avenue in Atlanta's Old Fourth Ward Submarket, near Ponce City Market, the BeltLine Eastside Trail, Piedmont Park, and Inman Park.

 

The project is a creative office conversion of an early 20th century dairy distribution plant, listed on the National Register of Historic Places. Office spaces feature high ceilings, historic finishes and unique architectural details.

One week remaining on this round of Start Engine funding - what’s next?

Looking to what’s next, our goal is to raise additional subscription proceeds to acquire our second real estate investment, which may be the Upper Westside Portfolio, identified as one of our target investments. The Upper Westside Portfolio is a four-building industrial/showroom campus that may be repositioned to attract a diverse set of users within the growing Upper Westside submarket of Atlanta, which we believe exemplifies the Fund’s value-add strategy. Approximately $500k of capital is currently undeployed and is being reserved towards our next asset acquisition, which we hope to acquire upon meeting additional fundraising goals. We believe that our current and targeted properties, Southern Dairies @ Ponce City Market and the Upper Westside Portfolio, located in one of our targeted geographies of Atlanta, GA, have displayed performance in line with our objectives and are potentially well positioned to see continued healthy rent growth moving forward.

Jamestown Invest is excited to announce that the company's current investment offering, Jamestown Invest 1, LLC recently surpassed $8 million in investments!

Of the $8M funds raised to date, over 90% has already been deployed into real estate. In March 2020, we acquired a controlling 51% interest in Southern Dairies @ Ponce City Market, a historic adaptive re-use office campus in Atlanta for $7.3m of equity. In the last few months, our vertically integrated team of real estate professionals has executed a number of major repositioning objectives including signage, a parking program, wayfinding, courtyard refresh and campus wide public wifi.

 


Looking to what’s next, our goal is to raise additional subscription proceeds to acquire our second real estate investment, such as the Upper Westside Portfolio. The Upper Westside Portfolio, identified as a Target Investment by Jamestown Invest, is a four-building industrial/showroom campus in Atlanta, which we believe exemplifies the Fund’s value-add strategy. Approximately $500k of currently undeployed capital is also being reserved towards our next asset acquisition, which we hope to invest promptly subject to meeting additional fundraising goals.
